What is the Occupied Home Staging Strategy?

Occupied Home Staging uses the seller’s existing furniture and decor to stage the home. This is done when the sellers are still residing in the home during the sale. Sometimes it is recommended that additional pieces be purchased to fill voids to make the home feel more complete. Although occupied staging uses a client’s existing furniture, all personal items (family photos, urns, eclectic memorabilia) need to be packed and stored so potential buyers can picture themselves in the home.

According to NAR’s 2023 Profile of Home Staging report, $600 is the median dollar value spent when using a staging service. Spotlight Stagers offers a flat rate of $399!

Home Staging Stats

According to the 2023 Profile of Home Staging, a report from the NationalAssociation of Realtors (NAR), 58% of buyers’ agents said that staging positively affected most buyers’ opinions of a home.

The report also found that 81% of buyers’ agents say staging makes it easier for buyers to visualize a property as their future home, which can help the home sell faster. According to the report, staging the living room was found to be very important to 39% of buyers, followed by the primary bedroom at 36%, and the kitchen at 30%.

What's Involved in Home Staging?

Home staging includes rearranging, organizing, and decorating as well as eliminating furniture and home décor (gives you a jump start on packing!). Staged homes have repeatedly been proven to sell faster and for more money. That's because people buy based on emotional connections, whether it's a greeting card, a car, or a home. Once a potential buyer connects to a home - it is sold. Staging creates a perceived lifestyle to make that happen. 

The Staging Consultation Process

Immediately after scheduling your consultation and purchasing the service you prefer, you’ll be emailed our appointment confirmation. In the confirmation will be a link to the PDF of Spotlight Stager’s exclusive Staging Guide and Worksheet. This guide is filled with helpful information to assist you in staging the house.

On Consultation Day, you’ll meet with our founder and certified home stager, Kathy MacKenzie. During your (approximately 2 hours, depending on home size) consultation, you will take notes as we go through each space, from curbside to backyard and everything in between, thoroughly discussing:

  • Understanding the home buyer mindset and what appeals to today’s buyers
  • What to pack, what to keep, what to move
  • Paint colors that sell homes
  • How to arrange furniture
  • Tricks for closet organization
  • Adjustments to lighting
  • Shopping list suggestions to create the model home look (If necessary)
  • Cosmetic changes that have the most powerful return on investment
  • Home seller safety and etiquette
  • On the spot answers to your questions


Can You Afford a Home Stager?  

Home stagers are more affordable than you may think and will usually cost significantly less than your first price reduction - something you will likely end up doing after your home has been sitting on the market for weeks. Spotlight Stagers work exclusively with occupied homes providing you an intensive 2-hour consultation resulting in an easy-to-follow “honey do” list. Should you want your handiwork reviewed, we offer that service as well!

What Does it Cost to Stage a Home?

Spotlight Stager’s comprehensive Walk-N-Talk consultation lasts approximately 2 hours and is only $399! You will have a complete “honey-do” checklist to stage your home with confidence. Other elements to consider include deep cleaning the property, cleaning windows inside and out, carrying out minor repairs and preparing the front of the property for that all-important first impression. 

ROI 

Staging is the most impactful decision you can make when listing your house for sale. It helps highlight the home’s best features to generate the most interest and draw attention away from areas that may detract from value. Staging is a small investment of time and money when considering the results which can add between 3-5% ROI on the sale price of occupied listings.

All sales are final. If you need to reschedule, please contact us at least six hours before your scheduled appointment time. Please see our Cancellations, Terms & Conditions policy below for additional information. No fancy legalese, just straightforward info on how we operate.

Cancellations, Terms & Conditions:

  • Reschedule / Cancel. We ask that you please reschedule or cancel at least 24 hours prior to the beginning of your appointment or you may be charged a cancellation fee. See Refund Policy below.
  • Guarantee. We do not guarantee that you will agree with our advice or opinions. These are our professional recommendations based on our experience. Although studies show that home staging helps sell homes faster, we cannot and do not guarantee that your home will sell or sell for a better price. Other factors, such as the local real estate market, or the decisions made by you and/or your broker, are important.
  • Service Area. All of our consultations are conducted in-person at the property within our service area which is New Braunfels, Texas. Should your property be located in San Marcos, Seguin, or Canyon Lake, we are happy to head over, however, a trip fee of $30 will be added to our service.
  • All sales are final. By purchasing our services, you are agreeing with our Terms and Conditions. We do not issue refunds for completed work. 

Refund Policy for Rescheduled / Cancelled Consultations

Things come up in life, situations get altered or sometimes we just change our mind – it happens. We want to make you happy and are committed to client satisfaction. 

All services are paid for in full at the time of scheduling. You may reschedule up to 24 hours prior to your appointment and not incur any fee.

However, if you need to cancel, below is the break-down of the cancellation fees:

  • 1 day or more prior to appointment: NO cancellation fee
  • 24 -12 hours prior to appointment: $50 cancellation fee will be deducted from refund
  • 12 - 6 hours prior to appointment: $75 cancellation fee will be deducted from refund
  • 6 - 0 hours prior to appointment: NO refund.


For example, if within 6 hours and 10 minutes of your pre-paid scheduled appointment you cancel your appointment, we will provide a refund less a $75 cancellation fee. If you decide to cancel within 5 hours of your scheduled appointment, we can no longer provide a refund.
